Our Approach

Roof Maintenance Services That Pay for Themselves

Almost no roof fails in one night. It fails over five years of clogged gutters, cracked sealant, a lifted shingle nobody noticed and a nail pop that let water in a drop at a time. By the time it shows on your ceiling, you are not paying for a roof repair — you are paying for drywall, insulation and sometimes decking too.

Our roof maintenance services are the cheap version of that story. Once a year, Cody gets on the roof, works through everything below, fixes what is small enough to fix on the spot, and sends you photos of all of it — including the parts that are fine.

We are roof maintenance contractors as much as we are roofers, and we do this across Houston, Sugar Land, Richmond, Missouri City, Katy and the rest of Fort Bend County. If you own the house for the long haul, this is the single cheapest thing you can do for it.

What we check

What Our Roof Maintenance Services Cover

Every visit works through the same six checks. You get photos of each one, whether we found a problem or not — a clean report is worth as much as a repair.

Full Roof Inspection

Every slope walked, photographed and written up in plain English.

Cody walks the roof — no drone-only drive-by — and checks shingle condition, granule loss, nail pops, soft decking and anything lifting at the edges. You get a dated photo report with a plain-English condition note and a rough idea of how many years the roof has left. Houston buyers and sellers use these reports at closing, and insurers take them more seriously than a verbal account after a storm.

Gutter Cleaning & Securing

Gutters cleared, downspouts flushed, loose sections re-fixed.

Overflowing gutters are the most common cause of rotted fascia and roof-edge damage we see in the Houston area, and oak and pecan litter make it a twice-a-year job on a lot of Fort Bend County streets. We clear the runs, flush the downspouts, re-secure anything sagging and check that water is actually leaving the property instead of sitting against the foundation.

Sealant & Flashing Checks

Chimneys, skylights, vents and valleys resealed before they leak.

Flashing fails before shingles do. Gulf heat cycles sealant until it cracks, and the metal around chimneys, skylights and vents moves every summer. We check every penetration, strip and replace failed sealant, and flag any flashing that has gone past sealing and needs rebuilding — which is cheaper to hear now than after a storm.

Minor Shingle Repairs

Lifted, cracked or missing shingles replaced during the visit.

Small shingle work is included in the visit rather than quoted separately. Lifted tabs get resealed, cracked or missing shingles get replaced, and nail pops get sealed. If a slope has lost enough shingles that it is a repair job rather than a touch-up, we will tell you and price it — we never quietly turn a maintenance visit into a repair invoice.

Debris & Tree Contact

Branches, leaf build-up and anything resting on the roof cleared.

Leaves trapped in valleys hold water against the shingles until they rot, and a branch resting on the roof wears through the surface every time the wind moves it. We clear the debris, flag limbs that need cutting back, and check the areas under heavy tree cover where moss and algae start in Houston humidity.

Post-Storm Check

A follow-up look after any storm that hits your area.

Maintenance customers get priority after bad weather. Hail and high wind leave damage that is invisible from the ground, and finding it early is the difference between a touch-up and an insurance claim. If we do find storm damage, you get the dated photos and a written estimate to take to your insurer.

What maintenance cannot save

Maintenance adds years to a roof that has them left. It will not rescue a roof that is already past twenty years, nor one with widespread hail damage or rotted decking across several slopes. If that is what we find on the first visit, we will say so and price a replacement instead of selling you a plan that only delays it.

Warning signs

Signs It’s Time to Call Roof Maintenance Contractors

If any of these sound familiar, the roof is overdue a look.

  • No one has been on the roof in more than two years
  • Gutters overflowing in heavy rain, or plants growing in them
  • Granules collecting at the bottom of downspouts
  • Shingles lifting or curling at the edges of a slope
  • Dark streaks or green growth on the north-facing side
  • Branches touching or resting on the roof
  • A storm came through your area and nobody checked afterwards
  • You are selling the house and want a condition report in hand

Based in Fort Bend County, maintaining roofs across Greater Houston.

    Common questions

Roof Maintenance Questions We Get Asked

    01

How often should a roof be maintained in Houston?

Once a year as a baseline, twice if you are under heavy tree cover or on the coast side of the metro. Gulf humidity, summer heat and spring hail age roofs faster here than the shingle warranty assumes.

    02

What do roof maintenance services actually cost?

Far less than the ceiling repair they prevent. Price depends on roof size, pitch and how much gutter work is involved, and you get the number in writing after the first free inspection — never a figure over the phone.

    03

Is this a contract I am locked into?

No. Most customers book a visit a year and we remind them when it is due. You can stop at any point, and we will not auto-charge you for anything.

    04

Will maintenance keep my manufacturer warranty valid?

It helps. GAF and CertainTeed warranties can be affected by neglect and by poor repairs, and a dated photo report showing the roof has been looked after is useful if you ever need to make a claim.

    05

Do you clean gutters as part of it?

Yes — clearing the runs, flushing downspouts and re-securing loose sections is part of every visit, not an add-on.

    06

    Which areas do you cover?

Houston and all of Fort Bend County — Sugar Land, Richmond, Missouri City, Stafford, Rosenberg — plus Katy, Cypress, Spring, The Woodlands, Kingwood, Pearland and League City.
